1. About RateCheck

RateCheck is a form completion assistance service for municipal property rate objections in South Africa. It is operated by Spiros Fatouros as a sole proprietorship. By using RateCheck, you agree to these terms.

2. What RateCheck Is NOT

RateCheck is not:

  • A property valuation service — we do not perform or provide property valuations
  • A provider of legal advice — for legal advice, consult a qualified attorney
  • A municipal agent — we are not affiliated with any municipality
  • A professional valuator — we do not assess the market value of properties

We do not guarantee the outcome of any objection, and we do not submit objections on your behalf.

3. What RateCheck Does

  • Queries official municipal valuation data on your behalf
  • Compares your valuation against verified sales data and market indicators
  • Generates pre-populated objection forms using data you provide
  • Generates professional motivation letters with comparable sales evidence
  • Emails your completed documents to you

4. Your Responsibilities

When using RateCheck, you are responsible for:

  • Reviewing all generated documents carefully before submission
  • Verifying the accuracy of all pre-populated data
  • Signing and submitting the objection yourself to the relevant municipality
  • Meeting all applicable municipal deadlines — RateCheck is not responsible for missed deadlines
  • Providing accurate personal information when completing the objection form

5. Pricing and Payment

  • Prices are displayed at the time of purchase and may change without notice
  • All prices are in South African Rand (ZAR), inclusive of VAT where applicable
  • Payments are processed securely by PayFast (Pty) Ltd
  • We do not store your credit card or banking details

6. Refund Policy

Objection documents are generated and emailed immediately after payment is confirmed. Due to the digital nature of the product:

  • Refunds are generally not available once documents have been delivered to your email
  • If we fail to deliver your documents, a full refund will be issued
  • If you experience any payment or delivery issues, contact us at help@ratecheck.co.za

7. Intellectual Property

  • The RateCheck website, its design, code, and logo are our intellectual property
  • The objection form templates are based on official municipal forms and belong to their respective municipalities
  • You receive a licence to use your generated documents for their intended purpose

8. Limitation of Liability

  • RateCheck is not liable for the outcome of any objection submitted to a municipality
  • RateCheck is not liable for any errors, omissions, or inaccuracies in municipal data sourced from official portals
  • RateCheck is not liable for missed municipal deadlines
  • Municipal valuers may increase your valuation as a result of an objection — this is a known risk under the Municipal Property Rates Act and is not the responsibility of RateCheck
  • Our total liability to you is limited to the amount you paid for the specific service in question

As required by the Electronic Communications and Transactions Act 25 of 2002:

These terms are governed by the laws of the Republic of South Africa. Any disputes arising from these terms will be subject to the jurisdiction of the South African courts.
